A security deposit of US$500.00 is due at signing the rental agreement and will be charged from your credit card. The deposit does not apply towards the rental fee. The security deposit will be refunded in full within 14 days after departure provided there is no loss or damage to the property. In the event that damages exceed the amount of the deposit, Renter will forfeit their deposit and the credit card on file will be charged with the amount of the damages; a detailed invoice of all charges will be supplied.
Any loss or damage to Sanford Realty, Inc. properties can be deducted from your deposit including but not limited to the following: number of guests exceeds that which is listed on the rental contract, replacements and repairs that are considered outside normal wear and tear, conditions that require excessive cleaning/laundry or rearranging of furniture that has been moved, replacement of missing items from unit (including beach towels), soiling of towels, linens and carpets, costs to replace keys and misuse of items belonging to the property.
Lost Key: There will be a $75,00 fee for any lost or unreturned keys and a $25,00 fee for re-entry to home due to lock-outs, lost or misplaced keys.
Rent and additional charges are due at check in. We accept cash, cashier’s check, American Express Traveler Checks or wire transfer via TransferWise.com for those charges. Your credit card will be charged for the security deposit only. If payment is not received by the due date, Sanford Realty, Inc. has the right to cancel the reservation.
There are no charges for water, trash removal, cable TV, high speed internet and Phone (local) – they are already included in your rent. Electricity allowance is US$5.00 per day, each additional kw/h will be charged with US$0.12 (12 cent).
Re-booking or Cancellation
All cancellations must be made in writing (fax or email acceptable). A signed contract along with your security deposit is required to hold a reservation; upon receipt of your signed contract you will be subject to a cancellation fee if you cancel your reservation.
Due to great demand we are often forced to refuse requests for rentals after concluding your booking. For this reason the following cancellation fees will be charged for all cancellations of all concluded bookings as well as a US$100.00 processing fee. Guests will forfeit the sum according to percentages as listed below:
- effective date of the rental contract to 45 days prior to commencement of rental – 30% of rental fee
- 44-30 days prior to commencement of rental – 65% of rental fee
- 29 days or less prior to commencement of rental – 100% of rental fee
In case of government issued travel restrictions no rent will be charged. If the tenant decides to leave the premises before the rental end date no reimbursement for unused rental monies can be made. We therefore suggest that travel cancellation insurance be taken out for all parties included.
In rare circumstances a particular rental property may be sold, removed from the rental program, or have maintenance problems; Sanford Realty, Inc. unilaterally and at its sole discretion reserves the right to change or cancel the reservation for any reason with refunds made accordingly, in the event this property becomes unavailable for rent. Sanford Realty, Inc. agrees to use best efforts to secure an equivalent rental property. If this is not possible, Sanford Realty, Inc. reserves the right to cancel this reservation
Guest Agrees to allow Sanford Realty, Inc. and/or assignee’s the right to enter due to the following:
a) To make necessary or agreed repairs. b) To supply services agreed upon. c) If unit is for sale, we will give you 48 hours advance notice to show the unit at reasonable hours d) In case of an emergency, we reserve the right to enter at any time for the purpose of safe keeping or prevention of further damage. Note: Please notify us if you will be absent from the property for more than 2 days.
a) We will give you the right to occupy unit per agreement. b) We will provide and maintain appliances. c) We will not be liable for interruption of these services that is beyond our control. d) We will also not be responsible for interruption of water, gas, AC, heat, electricity, internet, phone or TV that is beyond our control. Please promptly notify us of any problems. In the event the Landlord is responsible for the repair, please be aware that all repairs will be prioritized and emergencies will be handled first. Emergencies consist of anything that cannot wait until the next business day. Renter may not end this agreement or obtain a refund because of these interruptions.
a) Notify us of any defects or problems. b) Use the unit as a place to live; you may not use it for any film-making, photo shoots, unlawful, improper, or offensive purpose. c) Furniture is not to be moved within or from the unit. d) No animals/pets allowed in the unit or on the property. e) No smoking within the unit. f) Please obey all house rules posted in unit. g) Only the number of persons indicated in the contract shall occupy the property.
The property is fully equipped and furnished including bedspreads, linens, blankets, pillows, and towels; toiletries and supplies (e.g. toilet paper, detergent) are not provided. The property will be inspected and cleaned after your departure; the cleaning fee you have paid will provide for normal cleaning so you can enjoy your vacation up to the last moment. Please leave the property in the same general condition that you received it. If additional cleaning is required appropriate charges up to a rate of $50,00 per hour will be at the guests expense.
Check-In: Unless otherwise arranged check-in will be on the first day of your stay; please call us to set a time.
Check-out: Unless otherwise arranged check-out will be just prior to your departure from the property; please call us to set a time. If new guests arrive on the day of your departure check-out time is 10 am; if no new guests arrive on this day we will try to accommodate requests for later check-out if possible.
a) Housekeeping services may be available upon request only and will incur additional fees. b) This contract is binding and cannot be modified or terminated by a sudden change of circumstance. c) Changes: The booking agent must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation. d) You must leave the unit on the date and time designated, unless prearranged, and any additional rent must be paid in advance unless otherwise arranged. e) Abandoned possessions: we are not responsible for any items left behind by guests; any items found will be held for a maximum of one week. After such time any unclaimed items will be delivered to a local charitable organization. Upon request any items found on the premises will be returned to you at your expense through mailing service; postage may be deducted from your security deposit. g) Unit may not be sublet or assigned without prior consent of Sanford Realty, Inc.
We will not be responsible for any construction outside the perimeter of the property which may cause noise pollution or driving inconvenience. Hurricanes and inclement weather are always a possibility. In the event of a mandatory evacuation guests are to follow the instructions of authorities accordingly. Unfortunately we cannot control the weather or beach conditions, therefore no refunds can be given for bad weather or beach conditions.
Renter agrees to release and indemnify Sanford Realty, Inc. and the property owner from and against all liability should anyone be injured on the premises during the terms of this agreement resulting from any cause whatsoever. Renter understands that there are special risks that may be involved in using special features i.e. spas, whirlpools, gas grills, etc. Renter agrees to be fully and solely responsible for any accidents they or their guests may incur. Renter agrees that they are fully responsible and liable for any damages that occur to the special feature and its supporting equipment through their own or their guest’s misuse or negligence.
Agent acts solely as agent for Owner, the Owner has final authority concerning all matters.
GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE SANFORD REALTY, INC, AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
Changes to the TOS
Provider reserves the right to revise its policies at any time without notice.
For the mutual convenience of the parties it is understood and agreed that by making payment as requested I (the guest/renter) have acknowledged and consented to all terms and conditions in this agreement on my behalf and those in my party. No actual signature is required.
